WSB Real Estate Debt Fund (SEBI Reg. IN/AIF2/22-23/1229) is a Category II AIF registered in March 2023, managed by WSB Real Estate Partners Private Limited (formerly Walton Street India). WSB is a Mumbai-based real estate investment manager backed by a team that collectively has 100+ years of advisory and management experience in Indian real estate across residential, commercial, and industrial asset classes. Founded by Managing Partners Kaushik Desai (ex-Deutsche Bank, CRISIL, Edelweiss), Vinit Prabhugaonkar (ex-ITC, Shapoorji Pallonji), and Vimal Jangla (ex-K. Raheja Corp, IL&FS), the firm has invested approximately INR 3,300 crore (~US$ 440 million) across numerous transactions and projects. The WSB Real Estate Debt Fund focuses on structured real estate debt — primarily senior and mezzanine lending to developers at pre-completion stages of residential and commercial projects in India's top-8 cities, primarily the Mumbai Metropolitan Region. Mr. Jangla has over 18 years of real estate experience and is presently the Managing Partner at WSB (formerly Walton Street India). He has been associated with the Group for more than 14 years. At WSB he is primarily responsible for fostering key collaborative relationships with real estate developers and affiliates for the purpose of implementing investment strategies. He also manages sourcing & evaluation of acquisition opportunities and provides oversight of development of projects including integrated townships.
