Peninsula Brookfield India Real Estate Fund (SEBI AIF Category II, reg. IN/AIF2/12-13/0039) was one of India's earliest registered Category II AIFs, registered in March 2013. The fund was a joint venture between Peninsula Land Limited (the Ashok Piramal Group's real estate company) and Brookfield Asset Management, one of the world's largest alternative asset managers. The investment manager was originally known as Peninsula Brookfield Investment Manager Pvt. Ltd., and has since been renamed PenBrook Capital Advisors Private Limited. The fund was domiciled at Peninsula Spenta, Mathuradas Mills Compound, Lower Parel, Mumbai — the headquarters of Peninsula Land. PenBrook Capital now operates independently as a residential real estate debt fund, investing across Tier 1 cities in India. The fund is noted to be in a liquidated state per PitchBook data, consistent with a vintage 2013 fund that has completed its lifecycle. A SEBI settlement order was issued against the fund in January 2022.
The Peninsula Brookfield India Real Estate Fund was built on a thesis of deploying structured credit and equity capital into Indian real estate, targeting office, retail, and multi-family asset categories. As PenBrook Capital Advisors, the firm continues to focus on residential real estate across Tier 1 Indian cities, providing capital solutions beyond what traditional lenders offer, and supporting developers with structured financing through the project lifecycle.
