Mt K Kapital Trust is a SEBI-registered Category II Alternative Investment Fund (reg. IN/AIF2/22-23/1058), registered in May 2022 and managed by Mt K Kapital Private Limited — a Mumbai-based real estate fund management company promoted by Rustomjee Group, one of India's leading residential real estate developers in the Mumbai Metropolitan Region (MMR). Mt K Kapital was founded by Binitha Dalal (Founder & Managing Partner) and Abdeali Tambawala, created by fusing their cross-functional expertise in real estate development with investment and fund management. The fund's maiden scheme — Mt. K Resi Development Fund (MKRDF) — is a SEBI-registered residential real estate development fund focusing on early-stage equity investments (pre-construction, pre-approval, or early-construction phases) in Rustomjee Group's residential projects across MMR. As of March 2025, the fund has raised over ₹500 crore from HNIs, family offices, and institutional investors, invested in 5 Rustomjee projects across Mumbai, and is exercising its green shoe option towards a final close. The Mt. K brand name combines 'Mt.' (mountain — symbolising stability and strength) and 'K' (for 'Kapital'). Mt K Kapital's investment philosophy is built on a distinctive model that aligns developer and investor interests — allowing investors to participate in development returns, not just lending returns. The fund combines the expertise of a real estate developer (Rustomjee Group, with 27+ years, 280+ buildings, ₹6,000 crore collections in 4 years, and 37+ million sq. ft. pipeline) with that of a professional investment manager (Binitha Dalal's ₹15,000 crore+ fund management and investment experience). This 'partnership like never before' model provides investors with superior returns through development equity upside while leveraging Rustomjee's track record as the development partner, de-risking project execution. The fund focuses exclusively on MMR residential development across 8-10 projects with a mandate to invest in redevelopment, new development, and land acquisitions within MMR. ESG and corporate governance principles are core to the investment framework, with highly benchmarked processes.

Binitha Dalal is the Founder and Managing Partner of Mt K Kapital Private Limited and the SEBI-designated contact person. She has 15+ years of financial investment expertise and leadership experience. She joined the Rustomjee Group as one of its youngest senior leaders, heading finance management, equity raises, debt management, treasury, banking relations, and strategic partnerships. She is an Angel Investor, Convener for Banking & Finance at CREDAI National, and Joint Secretary at CREDAI MCHI. She holds a Bachelor of Management Studies from Jai Hind College, Mumbai, and is an alumna of IIM Bangalore (CREDAI IIM Bangalore Real Estate Program).
