About

LICHFL Fund (IN/AIF1/25-26/1941) is a SEBI-registered Category I AIF managed by LICHFL Asset Management Company Limited (LICHFL AMC), the private equity vertical of the LIC Group — India's largest investor in the financial market with AUM exceeding USD 650 billion. LICHFL AMC is a wholly owned subsidiary of LIC Housing Finance Limited, which is itself backed by LIC of India. Incorporated in 2008 (CIN: U65900MH2008PLC178883) and registered with SEBI in October 2025 as a Category I vehicle, this fund adds to the firm's existing platform of four real estate-focused AIFs: LICHFL Urban Development Fund (LUDF, fully deployed, INR 5.29 billion raised), LICHFL Housing & Infrastructure Fund (LHIF, INR 10 billion target + INR 2.5 billion green shoe), LICHFL Real Estate Debt Opportunities Fund (LRDOF), and LICHFL Real Estate Equity Opportunities Fund (LREOF). LICHFL AMC also operates a branch at GIFT City (IFSC), Gujarat for offshore fund activities. The firm's investor base spans nearly all major Indian banks, insurance companies, corporate investors, and HNIs. With a team carrying over 100 years of combined expertise, LICHFL AMC delivers full-cycle fund management covering investment origination, project management, research, facilities management, secretarial, and legal domains. Registered office: Bombay Life Building, 2nd Floor, 45-47, Veer Nariman Road, Fort, Mumbai 400001.

Investment Philosophy

LICHFL Asset Management employs a unique combination of expertise, experience, and the legendary investing ethos of the LIC Group to identify, partner, nurture, and create industry leaders in the housing and infrastructure sectors. Investment strategy centres on four pillars: (1) Critical Capital — providing capital when most required, including at land aggregation stage, building plan approvals, and initial working capital; (2) Mentoring & Value Add — ongoing strategic guidance from domain experts to create value-add for development partners; (3) Alignment of Interest — the interests of the developer and the fund are aligned with primary focus on project success; (4) Customised Terms — terms tailored to the specific requirements of each project to maximise outcomes. At the portfolio level, LHIF pursues balanced returns through a threefold diversified approach across different asset categories, development stages, and locations in consumer-driven sectors benefiting from India's growing economy and high demand-supply gap — including affordable housing, physical infrastructure for healthcare delivery, education assets, and industrial parks and warehouses.
