The fund targets residential and affordable housing developments in MMR's emerging micro-markets — particularly Neral, Wadala, and BKC — that are positioned between urban connectivity and natural surroundings. The operational investment approach focuses on partnering with developers who have proven execution capability and strong pre-sales velocity. The fund's design as a 'BUILD Capital' platform vehicle integrates financial capital with operational expertise in deal origination, project monitoring, and value realization, enabling above-market returns from India's continuing demand for quality residential homes.

Vikas Jain is a turnaround specialist and first-generation real estate developer, serving as CEO of Labdhi Lifestyle Limited and Founder & Managing Partner of Build Nivesh LLP (formerly Labdhi Nivesh LLP). He holds an MBA from Weatherhead School of Management (Case Western Reserve University) and a Masters of Commerce from Narsee Monjee College. Prior experience includes Associate at 3Stone Inflection Fund (2007–2009) and KeyBanc Capital Markets (2005–2007). Under his leadership, Labdhi Lifestyle has delivered 22 buildings with 100% before-time delivery track record, and over 500 apartments ahead of schedule. He was appointed President of NAREDCO Maharashtra NextGen in June 2025.
