Managed by BlackSoil Capital
Private equity, private credit and real-estate funds that don't employ leverage except for operating needs. The largest AIF category.
Blacksoil Realty Trust (IN/AIF2/13-14/0052) is a SEBI-registered Category II Alternative Investment Fund (registered May 2013) managed by Blacksoil Asset Management Private Limited (BAMPL), the AIF arm of Blacksoil Capital Private Limited. It was BlackSoil's inaugural fund — launched when the AIF framework was first announced in 2013 — focused on residential real estate debt financing. The fund deployed INR 4.8 billion (approximately INR 480 crore) in real estate and exited its last investments, clocking a 19% gross IRR over its lifecycle. BlackSoil subsequently exited the real estate lending business entirely (by FY2022) and the legacy real estate book was fully run down by FY2024. Blacksoil Realty Trust is therefore a mature/legacy fund. The fund is headquartered at 1203, Lodha Supremus, Senapati Bapat Marg, Lower Parel, Mumbai.
