Excedo Realty Fund I (IN/AIF2/12-13/0005) is one of India's earliest SEBI-registered Category II Alternative Investment Funds, registered in August 2012 — among the very first seven AIFs to receive SEBI registration after the AIF Regulations were notified in May 2012. The fund is managed by Athamus Venture Management Private Limited, a vertically integrated real estate fund manager that oversees India-focused real estate funds investing at the land buy stage in end-user driven micro markets of Tier 1 cities. The fund was established as a trust under the Indian Trusts Act by Athamus Venture as Settlor (trust deed dated October 22, 2011), with IL&FS Trust Company Limited as Trustee. The proposed corpus was INR 450 crore (with a green shoe option of INR 150 crore for a total of INR 600 crore). The fund's first close raised INR 20 crore, deployed into land in Whitefield (Bengaluru) and NCR for villa development.
