IN/AIF2/20-21/0831, formerly PropShare Real Estate Fund) is a Category II AIF managed by AltInvest Capital Advisors Private Limited (formerly PropShare Capital Advisors Private Limited; CIN: U65999KA2018PTC115903). Registered in October 2020 and headquartered at 10th Floor, SKAV Seethalakshmi, 21/22 Kasturba Road, Bangalore 560001, the fund targets institutional-grade, rent-yielding commercial real estate assets — specifically Grade A office and warehouse properties across India's major offshoring hubs. The manager, AltInvest Capital Advisors, is the investment and advisory arm of the Alt group, which also operates Property Share (India's first SM REIT platform) and the Alt multi-asset alternatives platform (altinvest.ai). AltCap Yield Fund democratises access to an asset class — high-yield securities backed by pre-leased, Grade A commercial real estate — that has historically been reserved for institutional funds and their LPs. The fund invests in debt and debt-like instruments secured against office and warehouse assets in India's major offshoring markets, targeting stable, relatively low-risk returns with income generation as the primary objective. The investment philosophy combines the rigour of institutional real estate underwriting (the founding team built Blackstone's India real estate office, investing $1B+ of equity across $3B of assets) with a technology-enabled platform that delivers transparency, lower minimums, and a direct investor experience. The fund prioritises assets with strong tenant covenants, long lease tenures, and proven capital appreciation potential.
